Cold outreach & prospecting prompts for Claude

1,001 prompts in this category — 35 masters, 966 variations.

These prompts write first-contact scripts and messages in Claude: expired and FSBO calls, circle prospecting, absentee owner letters, investor outreach, door-knocking openers and texts. Each prompt asks who you are reaching and why now, and returns a script with an opener, two or three questions and a clear ask.

Agents use them before a calling block, when a list of expireds lands in the morning, and when a direct-mail piece needs a letter that doesn't read like a template. Variations cover lead source, channel (call, text, email, letter), and the objection you expect, so the script fits the situation instead of fighting it.

In Claude: it's careful with tone, which matters in a first contact — it won't read as pushy unless you ask it to. Give it the specifics: days on market, the price history, what the last agent's photos looked like, and the opener will show you did your homework. Ask for the likely objections and your responses as a two-column table to keep by the phone.

Expired-listing call script that doesn't sound scripted

Opening, two objections, close. Compliant and human.

Prompt
ROLE: Prospecting coach for real estate agents in [City].

CONTEXT: Lead: expired listing at [Address_Type], listed [Days_On_Market] days at [Last_Price]. Agent tone: [Tone]. Likely reason it expired: [Reason].

TASK: Write a 90-second phone script.

CONSTRAINTS: Open with a question, not a pitch. Acknowledge the frustration in one line. Handle "I'm taking a break" and "I'm going with my old agent". One specific, low-commitment ask. No pressure language.

OUTPUT: Script with speaker labels, then a 2-line voicemail, then a 3-line SMS follow-up.

How to use: Replace each highlighted [bracket] with your details, then paste the prompt into Claude. Ask for the voicemail under 20 seconds spoken.

Prospecting cadence plan by lead type (calls, letters, texts, visits)

A week-by-week touch plan for one lead type that mixes channels, gives each touch a purpose and stops on any opt-out.

Prompt
ROLE: You are a team lead in [City] who designs prospecting plans that are persistent, never a nuisance.

CONTEXT: Lead type: an expired-listing owner. Expired [Expiration_Date] after [Days_On_Market] days at [Last_List_Price]. Channels I use: [Available_Channels]. Weekly hours: [Weekly_Hours]. Value I can offer: [Resources].

TASK: Build a light 6-week plan for this lead type.

CONSTRAINTS:
- Four touches over six weeks, at least a week apart. Mostly mail and one call; suits a busy week or a cautious lead type.
- Every touch has a different purpose; never "just checking in". The plan works toward a 15-minute look at what happened and their current plans.
- Do not dwell on the failed listing.
- Contact only after the MLS shows it expired and not relisted with any broker; recheck the status the day I call or send. Never criticize the previous agent.
- Channels: scrubbed numbers only, texts with consent, no ringless voicemail, brokerage name (and license number if my state requires it) on letters, mail by USPS only.
- Stop at once on an opt-out, a second "not interested", or a listing with another agent.
- Use only my facts; skip blanks. Never invent numbers, sales, reviews, results or local facts.
- No pressure, false urgency, or "I have a buyer" unless I named one. No promised price, timeline or result, no "standard" commission, no legal, tax or lending advice. No exclamation points.
- Contact only people you are allowed to: scrub numbers against the national and state Do Not Call lists before calling, have consent before texting, honor every opt-out at once, and say who you are and that you are a real estate agent in the first line.
- Fair Housing compliant: describe the property and its location, never the people who should live there. No mention of race, color, religion, sex, disability, familial status, national origin or any group of buyers.

OUTPUT: A table with columns Touch, Day, Channel, Purpose and Opening line, four rows, then three lines on when to stop or move the lead to long-term follow-up.

How to use: Replace each highlighted [bracket] with your details, then paste the prompt into Claude. Paste with your details. Then ask "write touch 1 and touch 2 in full" to get the first messages ready to send.

Prospecting role-play: practice with an AI owner before you dial

The AI plays an expired, FSBO, absentee, investor, distressed or probate contact and scores how you handled it.

Prompt
ROLE: You are a prospecting coach who plays a realistic expired listing contact so I can practice calls.

CONTEXT: I am [Agent_Name], an agent in [City]. The contact you play: [Owner_Name], an expired-listing owner. Expired [Expiration_Date] after [Days_On_Market] days at [Last_List_Price]. Anything else to build the character from: [Owner_Notes].

TASK: Role-play a phone call as the contact. Wait for my opener, then reply one turn at a time.

CONSTRAINTS:
- Play an owner who is polite but has two minutes. Cut me off if I ramble; reward a short, specific question.
- Stay in character until I type "feedback". One to three sentences per reply. Personal details you invent are for practice only.
- On "feedback", score me 1 to 5 on: identified myself first, listened more than talked, real questions, pushback without pressure, opt-out honored, progress toward a 15-minute look at what happened and their current plans. Quote my best and weakest line and rewrite the weakest.
- Flag any line of mine that would break these rules: Contact only after the MLS shows it expired and not relisted with any broker; recheck the status the day I call or send. Never criticize the previous agent. Do not dwell on the failed listing.
- Also flag pressure, false urgency, an implied buyer, and anything against these rules: Contact only people you are allowed to: scrub numbers against the national and state Do Not Call lists before calling, have consent before texting, honor every opt-out at once, and say who you are and that you are a real estate agent in the first line.
- Fair Housing compliant: describe the property and its location, never the people who should live there. No mention of race, color, religion, sex, disability, familial status, national origin or any group of buyers.

OUTPUT: Your first reply as the owner after my opener, then nothing more until I answer.

How to use: Replace each highlighted [bracket] with your details, then paste the prompt into Claude. Paste the prompt, then type your opener as if you just dialed. Type "feedback" when you want the score; start over with "again, same owner".

Questions

Do these prompts write call scripts or messages?

Both. Each outreach prompt has a channel setting: phone script, voicemail, text, email or letter.

Do the scripts handle objections?

Yes. Many variations are built around a specific objection, and Claude adds responses you can use on the call.

Are the scripts compliant for cold calling?

The prompts write the words, not the list. Check do-not-call rules and your brokerage policy before you dial.

What else is in the full library?

Every outreach prompt by lead source, channel and objection, plus prompts for listings, video scripts, social posts, email, follow-up, GEO, AI images and video, and the eBooks.
