Listing description prompts for Claude

1,437 prompts in this category — 43 masters, 1,394 variations.

These prompts turn your property facts into MLS remarks, portal copy, feature sheets and social blurbs in Claude. Each one asks for the details that matter — beds, baths, square footage, the two or three features a buyer will actually notice — and gives Claude rules that keep the copy specific: lead with the strongest feature, no "nestled", no exclamation marks, nothing that describes the buyer instead of the home.

Agents use them the day the listing agreement is signed, again when the price changes, and when a listing goes stale and needs a rewrite. There are versions by property type (condo, ranch, new build, land, multi-family), by price range and by tone, so a starter condo and a waterfront estate don't read the same.

In Claude: attach the MLS data sheet or inspection summary as a PDF. Claude reads the whole file and won't invent a feature that isn't in it. Keep your brokerage's remarks rules — character limit, banned words, required disclosures — in a Project's instructions so every description comes back MLS-ready. Ask for three lengths in one go: a 250-character portal blurb, full remarks, and a 40-word social teaser.

Luxury listing copy in a restrained, editorial voice

For $1.5M+ homes. Reads like a design magazine, not a brochure.

Prompt
ROLE: You are a luxury listing specialist in [City], [State]. Your copy reads like a design magazine, never a brochure.

TASK: Write a [Word_Count]-word listing narrative.

CONSTRAINTS: Restraint over adjectives. Name materials and makers. No "luxurious", "stunning", "dream home". One sentence about the light. Fair Housing compliant.

OUTPUT: Title line + three short paragraphs + a one-line private-showing note.

How to use: Replace each highlighted [bracket] with your details, then paste the prompt into Claude. Ask for two versions: "restrained" and "warmer". Pick the better opening line.

MLS description that leads with the one feature your buyer cares about

Fair-Housing safe, cliché-banned, headline + body + 3 bullets.

Prompt
ROLE: You are a top-producing listing agent in [City], [State] who writes MLS copy that gets showings, not clichés.

CONTEXT: [Property_Type], [Beds] bed / [Baths] bath, [SqFt] sq ft, built [Year_Built], in [Neighborhood]. Standout features: [Feature_1], [Feature_2], [Feature_3]. Price: [Price]. Target buyer: [Target_Audience].

TASK: Write an MLS listing description of [Word_Count] words.

CONSTRAINTS:
- Lead with the single feature a [Target_Audience] buyer cares about most.
- Fair Housing compliant: describe the property, never the buyer.
- No exclamation points, no "nestled", no "boasts", no "won't last long".
- Short sentences. Concrete nouns. One sensory detail.

OUTPUT: Headline (under 10 words) + body + three bullet highlights. Plain text.

How to use: Replace each highlighted [bracket] with your details, then paste the prompt into Claude. Paste as-is. For longer copy add "Think through the buyer first, then write."

Recently sold write-up for your website's sold portfolio

The entry for your Sold page, property website or listing presentation after closing: what sold, how you marketed it and the outcome, with prices only if cleared.

Prompt
ROLE: You are a listing agent in [City] whose sold portfolio uses only facts you can prove and clients have cleared.

CONTEXT: Single-family home. [Beds] bed / [Baths] bath, [SqFt] sq ft, in [Neighborhood], [City], [State]. Features: [Feature_1], [Feature_2], [Feature_3]. Side I represented: [Side_Represented]. How it was marketed: [Marketing_Steps]. Outcome: list [List_Price], sold [Sale_Price], [Days_On_Market] days on market, [Offer_Count] offers, closed [Closing_Date]. Seller approved publishing price and terms: [Price_Disclosure_OK] (Yes/No). Written client permission to name or quote: [Client_Permission]. Market figure with source: [Market_Stat].

TASK: Write a sold-page card for this sale.

CONSTRAINTS:
- 40 to 70 words for one Sold-page card: a title under 8 words starting with "Sold:", one or two sentences on the home and how it sold, then a facts line.
- Lead with what mattered to buyers: the layout (where the bedrooms sit), the yard and lot, the garage, and updates with years.
- Publish prices, concessions or terms only if [Price_Disclosure_OK] is Yes. If not, or if [State] is a non-disclosure state, leave them out and end with a line flagging it for me.
- Say "above asking", "multiple offers" or "sold in X days" only when the numbers show it. No "record", "fastest" or market comparison unless [Market_Stat] gives it.
- No client names, quotes or reasons for selling (job, divorce, estate, finances) unless [Client_Permission] covers it. Never describe the buyers.
- If you represented only the buyer, describe your part, and check broker rules before advertising it.
- Use only the facts given. If a fact above is blank, leave it out rather than inventing it. Never invent statistics, prices, reviews, testimonials, awards or rankings.
- Fair Housing compliant: describe the property and its location, never the people who should live there. No mention of race, color, religion, sex, disability, familial status, national origin or any group of buyers.
- No exclamation points. Never use "nestled", "boasts", "stunning", "won't last long", "dream home", "must-see" or "perfect for".

OUTPUT: The title, the text, then the facts line. Plain text.

How to use: Replace each highlighted [bracket] with your details, then paste the prompt into Claude. Paste as-is with your details filled in. For a second version, ask for "a tighter draft, 20% shorter".

Questions

Are these listing prompts Fair Housing safe?

Every listing prompt tells Claude to describe the property, never the buyer, and to avoid terms that steer. Read every draft before it goes on the MLS; you are still the one publishing it.

Do I need a paid Claude plan?

No. The prompts work on the free plan. A paid plan gives you longer answers and file uploads, which help when you attach a feature sheet or photos.

How do I fill in the brackets?

Replace each [Bracketed_Word] with your listing details before you paste the prompt into Claude. Leave out what you do not know; the prompt tells Claude to skip missing facts instead of inventing them.

What else is in the full library?

Every listing prompt in every variation — by property type, price range and tone — plus prompts for video scripts, social posts, email, outreach, follow-up, GEO, AI images and video, and the eBooks.
