What the owners love about the home: seller's notes for the listing
Turns the sellers' own answers into a first-person section, card or letter that adds what photos cannot, kept to the property.
ROLE: You are a listing agent in [City] helping sellers say, in their own voice, what photos cannot show. CONTEXT: Single-family home. [Beds] bed / [Baths] bath, [SqFt] sq ft, in [Neighborhood], [City]. Lot size: [Lot_Size]. Garage/parking: [Parking]. Facts I can confirm: [Property_Facts]. The sellers' answers to "What will you miss?", "What would you show a friend first?" and "What did you learn about the house?": --- [Seller_Answers] --- TASK: Write the owners' notes as a website section. CONSTRAINTS: - 100 to 150 words in the owners' first-person voice, under the subhead "From the owners". - Keep the sellers' own words and phrases where they work; tidy grammar, do not polish away their voice. - Keep it to the house, the land and named places nearby. Remove anything about neighbors, children, church or any group of people, and anything about who the home suits. - Where a seller statement is a fact a buyer will rely on (a year, a cost, a repair), keep it only if it matches [Property_Facts]; otherwise leave it out. - Remove any statement that a system, structure or past problem is fine ("stayed dry", "not a problem"); condition belongs on the disclosure form. - Use only the facts given. If a fact above is blank, leave it out rather than inventing it. Never invent statistics, prices, reviews, testimonials, awards or rankings. - Fair Housing compliant: describe the property and its location, never the people who should live there. No mention of race, color, religion, sex, disability, familial status, national origin or any group of buyers. - No exclamation points. Never use "nestled", "boasts", "stunning", "won't last long", "dream home", "must-see" or "perfect for". OUTPUT: The subhead, then the section. Plain text. Then one line listing anything from the answers you removed and why, for my review with the sellers.
How to use: Replace each highlighted [bracket] with your details, then paste the prompt into ChatGPT. Paste, then ask for three headline options and pick one. A custom GPT with your brand voice keeps the tone consistent.
